Maintenance Technician
Job responsibilities will be, but not limited to:
- Apartment turns regularly.
- Responsible for updating the Vacancy Make-ready board daily and communicating efficiently with the leasing staff to ensure a quick and successful turnover process while meeting all move in dates of leased units.
- Plumbing: includes the repair, replacement or installation of faucets, pipes, toilets.
- Electrical: includes the repair, replacement or installation of power switches, fuses, wall sockets, ceiling fans, light fixtures, etc.
- Drywall repair: includes filling in small holes, spackle/sanding/paint in repairing damaged walls/ceilings.
- Painting: includes painting of entire units, minor touch-ups following damage repair
- Appliance repair: includes the repair, replacement or installation of major household appliances, such as refrigerators, range ovens, dishwashers, microwaves, and air conditioners.
- Daily grounds keeping: includes parking areas, pet waste stations, dog park, clubhouse/pool area, clubhouse bathrooms and fitness center, cleaning of trash enclosure areas and/or relocating trash/recyclable items when dumpsters are overflowing, tidying up the community on a daily basis to maintain excellent top-notch curb appeal at all times.
- Cleaning/housekeeping: includes maintaining a tidy appearance not only of the exterior grounds but the common hallways and interior vacant units; such as cleaning kitchen appliances, countertop, bathroom/s, and fixtures before new renters assume occupancy.
- Manual Labor: May require heavy lifting such as appliances, bulk trash, furniture, etc. This includes lifting of all appliances up/down to 3rd floor units.
- Snow removal: will include shoveling, removal of snow from all covered walkways, parking lots and handicap ramps, laying down rock salt atop icy surfaces to prevent slipping. Snow storms may require maintenance team to work overnight.
- Customer service: includes professional, prompt and courteous correspondence with renters when providing maintenance services, and with contracted vendors that provide additional facility services.
- Time management: includes maintaining an organized scheduling and to effectively complete all maintenance requests in a timely manner and in the order by which they were received or by level of urgency as decided by Maintenance Supervisor.
- Experience working on Maintenance Management Software Systems strongly preferred (RealPage/Yardi or some other software system)
- Must be Tech Savvy
Compensation commensurate with experience/levels of certifications (HVAC/Plumbing/Electrical, etc.)
