Maintenance Supervisor/Manager

Position description: 

  • Must provide exceptional leadership ability and ability to manage a team with multiple deadlines.
  • Ability to problem solve/diagnose problems and provide solutions for: Appliances, HVAC, and Basic-intermediate plumbing, basic-intermediate electrical, Sheetrock, General carpentry, Painting.
  • Responsible to update and maintain Move-In Make ready board in leasing office and communicate directly with leasing agent/s and Property Manager of any changes regarding move-ins/move-outs.
  • Responsible for requesting certificate of occupancy checks from corporate office, obtaining heat certifications from HVAC vendor and scheduling CO’s with the Township based on move out date schedule.
  • Responsible for scheduling vendors in all make ready units based on move in date.
  • Schedule and complete move out inspections with resident based on move out date provided.
  • Complete daily work orders submitted by residents and ensure all notes are entered into maintenance software system (ResMan) for completed and in progress work orders.
  • Coordinate with Property Manager on ordering all/any maintenance supplies and appliance as needed.
  • Responsible for maintaining a clean, organized and safe work environment in the maintenance shop.
  • Provide timely and courteous response(s) to resident service requests.
  • Responsible for apartment turnovers; including but not limited to; painting of unit, unit repairs, such as; replacement of blinds, toilet seats, faucets, vanities, outlet/switch coverings, etc.
  • Responsible for daily grounds cleaning; to be completed at the start of each work day with all maintenance team members.
  • Responsible for maintaining the physical condition and appearance of the community. Must pay close attention to detail both on interior and exterior of buildings, grounds, pet stations, smoker stations, dumpster enclosures, dog park, pool, Clubhouse, patio, etc.
  • Work alongside the maintenance and office team to provide exceptional customer service to resolve all maintenance related issues to the satisfaction of our residents and to have completed in a timely manner.
  • Outstanding interpersonal and communication skills required to interact with residents, vendors, contractors and all team members.
  • Required for all snowstorms and ice emergencies, if needed. Will be on-call, along with all maintenance team members.
  • Must ensure snow supplies/equipment and community golf carts are operable and well-maintained at all times.
  • Responsible for some snow removal and salting throughout community as needed.
  • Supervisor will be on-call for emergency maintenance calls every 4th week, 7 days per week and will rotate with the maintenance techs. (Emergencies consist of: No heat, fire gas leak major flooding/water not shutting off, etc.)
  • Computer skills: Basic computer skills are required such as:  Email – Search Engine –  Word and the ability to learn (if not skilled) in Excel and Property Maintenance Software.  Experience with Real Page Maintenance Software a plus.
